Most people think homes sell because the market is hot. They don’t. They sell because they’re positioned correctly before they ever hit the market. This home sold: ✅ Above asking price ✅ In just 21 days ✅ With no price reductions Meanwhile, the average home in this market sat for 36 days. The difference wasn’t luck. It was strategy. Every decision mattered—from pricing and preparation to marketing, timing, negotiation, and creating buyer competition. The goal was never to list the home. The goal was to create the conditions for the best possible outcome. If you’re thinking about selling in the Bay Area, Central Valley, or Greater Sacramento, don’t start with, “What’s my home worth?” Start with, “What’s the smartest strategy for my home in today’s market?” That’s the conversation that changes the result. ❌ If your REALTOR® only shows you houses… they’re showing you the wrong thing. They spend all day looking at homes… …and almost no time figuring out whether they’ll actually love living there. The best neighborhoods aren’t always the ones with the newest homes. The best coffee shops aren’t the ones Google ranks first. The places that will shape your everyday life are the ones most visitors never see. If you’re thinking about moving from the Bay Area, don’t make a six-figure decision based on a two-hour tour. There’s a better way. 🎥 In this video, I break down how I’d spend one day in Elk Grove if I were relocating today. Tartine Bakery is a staple in San Francisco, CA. This is my kid’s favorite and I will wait in line to see the smile on their faces. This is off Guerrero St and 18th. Walking distance to this bakery is Dolores Park. You’re a quick drive to the Mission District. Enjoy your pastry and coffee surrounded by beautiful Victorian homes. Some favorites I’d recommend is their morning buns, almond croissants and their banana cream pie.
Jul 13, 2026
Blue bottle coffee, a staple coffee roaster and this location is in the Mission Rock district in San Fransisco. A quick bike ride where you can ride your bike around the city and just enjoy.

✨Business Highlight ✨ There are bakeries… and then there’s Tartine Bakery. 🤍🥐 Every time we’re back in San Francisco, this stop brings back so many memories. Just a few blocks from our old salon, this became one of our family’s favorite traditions—and it’s still every bit as incredible today. 📍 Flagship Location: 600 Guerrero St, San Francisco, CA 94110 (just a short walk from beautiful Dolores Park)
🕗 Hours: Daily, 8:00 AM–5:00 PM A quick tip before you go: parking can take a little patience. Plan a few extra minutes to circle the neighborhood, and keep an eye on the street signs. You’ll find a mix of metered parking along with 1- and 2-hour residential parking nearby. Trust me… it’s worth the extra effort. If it’s your first visit, expect a line—especially on weekends. But don’t let that scare you away. The line moves, and once you take that first bite, you’ll understand why people from all over the world make this a must-visit San Francisco destination. Based on years of rave reviews, the can’t-miss favorites include the legendary Morning Bun, flaky croissants, famous Country Bread, rich almond croissant, seasonal pastries, banana cream tart, and their delicious open-faced tartines. Every item feels thoughtfully crafted, and you can truly taste the quality in every bite. (Tripadvisor) If you’re planning a San Francisco day, grab your pastries and coffee, then head over to Dolores Park for one of the best picnic views in the city. ✨ Follow along for more Northern California lifestyle, hidden gems, and hyper-local real estate content. Community is built around the table. It was great to see Mayor Kevin Wilk serving guests at Buttercup Diner today as part of a fundraiser benefiting the Walnut Creek Education Foundation. Buttercup has been a family-owned Bay Area favorite since 1988, and what I love most is that the next generation continues the tradition. One of the Shahvar family’s three children can still be found helping run one of their four locations, keeping the same welcoming atmosphere that’s made Buttercup a local staple for nearly 40 years. Supporting local businesses while giving back to our schools is what makes our community so special. If you’re looking for breakfast, brunch, or comfort food, be sure to stop by and support this incredible local business! ❤️

As a Sacramento realtor behind Leia in the City, I’m constantly moving through Midtown, East Sac, Land Park, Curtis Park, and the surrounding neighborhoods — and Paesanos Italian Restaurant continues to be one of my favorite local stops between showings, client meetings, and neighborhood tours. It’s the kind of Midtown staple that reflects exactly why Sacramento’s food scene is such a big part of our community identity. The fried raviolis are always a win — crispy, flavorful, and the perfect quick bite when I’m bouncing between appointments. And the fettuccine arrostiti is one of the best pasta dishes in Sacramento. My go‑to way to enjoy it (my Leia in the City signature order): extra limes, extra chilis, and lots of parmesan. The citrus, heat, and salty richness take the dish to another level. Paesanos is one of those reliable Midtown spots that works for everything — celebrating a closing, grabbing lunch after previewing homes, or taking a moment to recharge before heading to East Sac or Land Park. Great service, great energy, and consistently great food. If you’re exploring Sacramento neighborhoods or just want a solid Italian spot in Midtown, Paesanos is always worth the stop. It’s one of the many places that make Sacramento feel like home.

Gunther’s is a true Sacramento classic — especially with the huge variety of ice cream flavors, seasonal specials, sherbets, and endless options that keep Midtown, East Sac, Oak Park, and Land Park locals coming back. There are so many flavors that you can try something new every visit. And of course, the famous Gunther’s freezes are the highlight — cold, creamy, refreshing, and perfect for hot Sacramento afternoons. One thing to know: there’s no indoor seating, so be aware of the weather. On hot days, cold nights, or windy evenings, you’ll be outside. There is outdoor sitting space, but it’s limited, so plan ahead if you’re coming with family or a group. The staff today was friendly, fast, and welcoming, which made the experience even better. If you’re looking for great service, tons of flavor options, and Sacramento’s most iconic freezes — Gunther’s is always worth the stop.

If you're looking for a hands‑on, family‑friendly museum in Sacramento, the SMUD Museum of Science & Curiosity is one of the best local experiences you can find. As a Sacramento realtor who works with families moving into neighborhoods like East Sacramento, Midtown, Natomas, and River Park, I always recommend this museum because it shows off exactly what makes our city special -- creativity, education, and community. Every gallery has a dinosaur scavenger hunt, and it's a hit with kids. You walk into each room and there's a hidden dino waiting to be found. It keeps children engaged from start to finish, which is something parents relocating to Sacramento always ask me about: "Where are the fun learning spots for kids?" This is one of them. The museum is completely hands‑on, with touch‑friendly exhibits about electricity, engineering, space, and nature. It's the kind of place that makes families fall in love with Sacramento's lifestyle. When I'm showing homes near the Railyards, Old Sacramento Waterfront, or the River District, I often mention this museum because it's right in the heart of the city and adds so much value to living nearby. And the planetarium is absolutely worth the extra $7. It's immersive, relaxing, and one of the coolest science experiences in Sacramento. Buyers with kids always appreciate having something like this close to home. The only downside is I wish it was bigger. If you want a museum that's interactive, kid‑friendly, and genuinely memorable -- especially if you're exploring neighborhoods around downtown Sacramento -- the SMUD Museum of Science & Curiosity is a must‑visit.

If you've been Googling Pleasant Hill, California — here's an honest answer from someone who lives and works here every day. Pleasant Hill is a suburb of about 35,000 people in Contra Costa County, located between Walnut Creek and Concord, with a 40-minute BART commute to San Francisco. Single-family homes typically run $1M–$1.2M, while condos and townhomes start closer to $400K — competitive pricing for the Bay Area. The community is known for tree-lined streets, tight-knit neighborhoods, and solid schools — including a school boundary nuance on the north side of the city, covered in the next video in this series. Honest tradeoffs: a small downtown, limited nightlife, and California property taxes. For buyers wanting a safe, family-friendly suburb with real Bay Area access, Pleasant Hill is worth serious consideration.

Elk Grove Market Update: July 2026 🏡 The market continues to favor sellers, but buyers have gained a little more negotiating power than we saw earlier this year. 📊 Here’s what stands out: • Median list price: $664,500 • Market Action Index: 45 (Strong Seller’s Market) • Inventory: 252 homes (holding steady) • Median price per sq. ft.: $321 • Median days on market: 42 • 40% of listings have reduced their price What this means: Well-priced homes are still attracting buyers, but overpriced listings are sitting longer and seeing price reductions. Strategy matters more than ever—for both buyers and sellers. Know how your micro-markets / neighborhoods work. Thinking about buying, selling, or relocating to Elk Grove? Let’s talk about what these numbers mean for your specific goals.

Want to save thousands when buying a house? Here’s a thing most people don’t talk about… 👇 Most buyers start their home search during the spring season. Some are motivated to find a new home before the school year starts so they can enroll their kids in better schools, while others are simply waiting for more inventory, better weather, or are worried about rising prices that typically follow the spring market boom. 📈 Statistics say home prices peak between May and August due to high demand. More competition = higher prices and bidding wars. But the smartest time to buy? October to January. Less demand, more negotiating power, and better deals. The downside - less inventory. ✨ The solution? Start preparing early to figure out the neighborhood you want to buy in, and I can help you increase your inventory by leveraging off-market properties.

🇺🇸 In 1976, Belmont didn't just celebrate America's 200th birthday — it celebrated 50 years of cityhood too. . 🎨 So what did residents do? They grabbed paintbrushes and turned 300+ fire hydrants into tiny patriots — minutemen, Uncle Sam, the whole crew. All inspired by a program called "Paint a Plug For America" that started in Indiana and swept the nation. . 🔥 Fifty years later, a few of these little legends are still standing on Belmont's corners. Paint faded. Pride intact. Still fire. . 🖌️ This is what I love about the Peninsula — community pride hiding in plain sight, right at the curb. It's the small details that make a neighborhood feel like home. . 👀 Spotted a bicentennial hydrant still standing in your city? Drop the location in the comments — let's map the survivors. . 💾 Save this for your next Belmont visit. . #Belmont #BayAreaHistory #Bicentennial #PaintAPlug #FireHydrant . I want to provide an alternative point of view here. Not negative. Not fear-based. Just objective. Moving from the Bay Area to Elk Grove can be a great move for the right family. More space.
Newer homes.
A different pace of life.
A stronger family lifestyle. But the real question is not just: “Can I afford the house?” The better question is: Have I budgeted for the full move? Because there are costs many buyers do not think about until after they get the keys: Window coverings.
Backyard landscaping.
Appliances.
Furniture.
Summer utility usage.
Air quality prep.
Commute costs.
Trips back to the Bay.

We stopped by the brand-new Mendocino Farms, and I had been craving something comforting, so I ordered the Lemon Chicken & Farro Soup paired, not so fried chicken sandwich with a guava juice (they were sold out of my favorite green juice 😅). The kids got their favorite chicken tenders, mac and cheese and Gerry got his favorite chimichurri bacon & steak sandwich. Our family is really excited to have this so close to home, because it’s one of our favorite spots. The weather is warming up, so the outdoor dining is going to be a nice option. 😊 If it’s your first visit, Mendocino Farms is known for its chef-inspired sandwiches, fresh seasonal salads, scratch-made soups, and fresh lemonades, all made with high-quality ingredients and bold flavors. Their rotating seasonal menu that keeps people coming back. 📍 Mendocino Farms – The Village at Elk Grove

We checked out the Sacramento Children’s Museum last month and Kason loved it! Each section had a different interactive play area, making it a fun and engaging experience for little ones. If you have young kids, I definitely recommend adding this spot to your list. Thinking about moving closer to family-friendly attractions like this? Saturday mornings in North Beach hit different. Come walk with me through the North Beach Farmers Market, where local farms, live music, fresh flowers and the friendliest vendors in the city come together on one charming block. Smaller than the Ferry Building, but every bit as special. This is the kind of neighborhood moment that makes you fall in love with where you live. Curious about calling North Beach home?
