Hillsborough, California: What Luxury Homebuyers Should Know Before Moving Here
If Burlingame gives you neighborhood and walkability, Hillsborough gives you something increasingly difficult to buy in the Bay Area:
Space and privacy—without disconnecting from everything.
I have lived in Hillsborough and have spent more than 25 years selling real estate throughout the San Francisco Peninsula. For buyers considering Hillsborough, understanding the town starts with understanding what it deliberately is—and isn't.
What Is Hillsborough Known For?
Hillsborough is a primarily residential community in San Mateo County between San Francisco and Silicon Valley.
Unlike most affluent Bay Area communities, Hillsborough has no traditional commercial downtown within the town itself. The community is predominantly low-density residential, known for substantial single-family homes, larger lots, mature landscaping and winding residential roads.
That lack of commercial development isn't necessarily a disadvantage.
For many Hillsborough buyers, it's the luxury.
You can live in a private residential setting while accessing the restaurants, shopping and services of neighboring Burlingame and San Mateo.
How Large Are Hillsborough Lots?
Historically, Hillsborough's low-density development and large parcels have been central to its character.
That creates something buyers moving from San Francisco notice immediately: breathing room.
Homes may offer larger yards, pools, substantial setbacks, guest spaces and greater separation from neighboring properties.
But lot size alone doesn't determine value.
Topography, usable land, privacy, views, orientation, street location and the relationship between the house and grounds can dramatically affect what two similarly sized Hillsborough properties are worth.
What Types of Homes Are in Hillsborough?
One reason I find Hillsborough interesting is that there isn't one architectural identity.
You'll find historic estates, traditional homes, mid-century properties, extensively remodeled residences and significant new construction.
That variety creates opportunity—but also makes comparable sales more complicated.
In Hillsborough luxury real estate, price per square foot only tells part of the story.
A beautifully executed new-construction property on usable land cannot necessarily be compared directly with an older home of similar square footage requiring millions of dollars of modernization.
Replacement cost matters.
So do land, architecture, privacy and condition.
Is Hillsborough Convenient for San Francisco and Silicon Valley?
This is one of Hillsborough's biggest advantages.
The town sits on the San Francisco Peninsula with access to major transportation corridors, San Francisco to the north and Silicon Valley to the south. San Francisco International Airport is also nearby.
That geography can make Hillsborough particularly appealing to executives and entrepreneurs whose lives aren't centered in only one Bay Area location.
