For buyers considering Hillsborough, understanding the town starts with understanding what it deliberately is—and isn't.

What Is Hillsborough Known For?

Hillsborough is a primarily residential community in San Mateo County between San Francisco and Silicon Valley.Unlike most affluent Bay Area communities, Hillsborough has no traditional commercial downtown within the town itself. The community is predominantly low-density residential, known for substantial single-family homes, larger lots, mature landscaping and winding residential roads.That lack of commercial development isn't necessarily a disadvantage.For many Hillsborough buyers, it's the luxury.You can live in a private residential setting while accessing the restaurants, shopping and services of neighboring Burlingame and San Mateo.

How Large Are Hillsborough Lots?

Historically, Hillsborough's low-density development and large parcels have been central to its character.That creates something buyers moving from San Francisco notice immediately: breathing room.Homes may offer larger yards, pools, substantial setbacks, guest spaces and greater separation from neighboring properties.But lot size alone doesn't determine value.Topography, usable land, privacy, views, orientation, street location and the relationship between the house and grounds can dramatically affect what two similarly sized Hillsborough properties are worth.

San Francisco International Airport is also nearby.That geography can make Hillsborough particularly appealing to executives and entrepreneurs whose lives aren't centered in only one Bay Area location.

Where Do Hillsborough Residents Shop and Dine?

This is something buyers unfamiliar with Hillsborough often ask.Because Hillsborough itself is intentionally residential, residents commonly use neighboring Burlingame and San Mateo for restaurants, shopping, coffee and everyday services.That creates an unusual combination: residential privacy at home with established downtown environments nearby.Hillsborough also includes community spaces such as Vista Park and is near the Crystal Springs open-space and trail environment.

Who Is Hillsborough Best For?

In my experience, Hillsborough makes the most sense for buyers who place a premium on some combination of:privacy, land, larger homes, outdoor space, proximity to San Francisco and Silicon Valley, access to SFO and a quieter residential environment.It can be particularly compelling for technology executives, entrepreneurs, families and buyers moving from San Francisco who want significantly more space without leaving the Peninsula.

What Should Buyers Know Before Purchasing in Hillsborough?

This is not a market I would buy purely by comparing price per square foot.Hillsborough is extraordinarily property-specific.One street can feel very different from another. A half-acre of flat, usable land isn't equivalent to a half-acre hillside parcel. Privacy, views, renovation quality, floor plan, architecture and future improvement potential all matter.And when considering a renovation or new construction, understanding Hillsborough's planning, design review and development requirements should be part of the purchase decision—not something investigated afterward.After living here and selling throughout the Peninsula for more than 25 years, my advice to buyers is simple:Don't just ask what a Hillsborough house costs. Ask what would be difficult—or impossible—to replicate.Land can be rare. Privacy can be rare. Great locations are finite.
