PCS Guide: What to Know Before Your Next Move

PCS orders come with a lot of decisions, especially when you're trying to figure out housing in a place you've never lived before.

A few things to consider before your next move:

1. Research before choosing a neighborhood. Look beyond distance to base and consider commute times, traffic, amenities, childcare, and what daily life will actually look like.

2. Compare renting vs. buying. If you'll only be stationed somewhere for 2–3 years, run the numbers before assuming one is automatically better.

3. Know your VA loan benefits. Eligible buyers may be able to purchase with 0% down and no monthly PMI, but you'll still want to budget for closing costs, inspections, and reserves.

4. Get pre-approved before house hunting. Knowing your actual buying power and estimated monthly payment makes searching much easier, especially with a tight PCS timeline.

5. Think about your next PCS before you buy. Consider resale potential, future rental demand, property management costs, and how easy the home may be to sell when orders come again.

5. Don't shop by price alone.Property taxes, insurance, HOA dues, commute costs, and maintenance can significantly change the true monthly cost of a home.

6. Build flexibility into your timeline. PCS dates, movers, temporary lodging, closings, and report dates don't always line up perfectly.

7. Work with people who understand military moves. A PCS isn't a typical relocation. Timelines are compressed, plans can change, and your housing strategy should account for that.

As a military spouse myself, I understand that a PCS isn't just about finding another house. You're moving your family, rebuilding your routine, and making financial decisions while working against a deadline.

Whether you're PCSing to Travis AFB, DLI, NPS, or elsewhere in Northern California, having a plan before you arrive can make the transition a lot easier.

Evangeline Nguyen
Hi there ! Here's a little about me:

Real estate is in my blood. Growing up in a family that flipped houses, I was raised to see potential in homes, people, and opportunity. That early exposure sparked a lifelong passion that now drives me to help others build generational wealth through homeownership.

As a first-generation UC Berkeley graduate, the daughter of an immigrant, and a military wife, I know what it means to work hard, break barriers, and create something bigger than yourself. That same grit fuels how I show up for my clients. Whether it’s guiding a first-time buyer, supporting a military family, or helping someone invest in their future.

Before real estate, I built a successful career in B2B SaaS tech sales, AI startups, and operations; skills that now empower me to bring a strategic, data-informed approach to every deal. Today, I’m proud to be part of Team Fast by eXp, the #1 rated team in the Bay Area, where I lead with heart, hustle, and a relentless commitment to my clients’ goals.

I believe real estate should feel empowering, not overwhelming. My mission is to demystify the home buying and selling process, making it accessible, understandable, and even enjoyable for everyone I work with. If you’re ready to make confident, informed moves in real estate, let’s connect and make it happen.
