PCS orders come with a lot of decisions, especially when you're trying to figure out housing in a place you've never lived before.

A few things to consider before your next move:

1. Research before choosing a neighborhood. Look beyond distance to base and consider commute times, traffic, amenities, childcare, and what daily life will actually look like.

2. Compare renting vs. buying. If you'll only be stationed somewhere for 2–3 years, run the numbers before assuming one is automatically better.

3. Know your VA loan benefits. Eligible buyers may be able to purchase with 0% down and no monthly PMI, but you'll still want to budget for closing costs, inspections, and reserves.

4. Get pre-approved before house hunting. Knowing your actual buying power and estimated monthly payment makes searching much easier, especially with a tight PCS timeline.

5. Think about your next PCS before you buy. Consider resale potential, future rental demand, property management costs, and how easy the home may be to sell when orders come again.
