Is a 50-Year Mortgage the Best Solution for Homebuyers?

They call him the Wolf of Wall Street. Call me the Wolf of Real Estate because I’m not convinced stretching a mortgage to 50 years is the affordability solution buyers need. A longer loan term can lower the monthly principal and interest payment, but there's a tradeoff: you’re paying down your principal more slowly and potentially paying significantly more interest over the life of the loan. And making the monthly payment smaller doesn't actually make the house itself less expensive. If longer loan terms allow more buyers to qualify at the same price point, they could also increase purchasing power and competition without addressing the underlying cost of housing. So instead of focusing only on extending the repayment timeline, I’d rather explore strategies that can improve the actual numbers: • Seller credits toward a rate buydown • VA financing for eligible buyers • Down-payment assistance programs • Strategically buying down the interest rate • Negotiating seller credits and repairs • Comparing multiple lenders and loan estimates • Evaluating different loan products • Negotiating the purchase price itself There’s nothing wrong with looking for a lower monthly payment, but how we get you that lower payment matters. My goal isn't simply to get you qualified for the most house possible. It's to help you understand the numbers, negotiate where we can, and structure a purchase that actually makes financial sense for you. The reel is satire. The idea of paying off your house sometime around your 80th birthday? That's the part worth thinking about.
