Master Your Home Offer Strategy: Balance Protection and Competitive Edge
You’ve probably heard your REALTOR® talk about “contingencies,” but what are they actually protecting you from? Think of contingencies as safety nets built into your offer. Three of the big ones: Inspection contingency: Gives you time to investigate the property and, depending on what you find, negotiate, move forward or potentially cancel within the terms of your contract. Appraisal contingency: Protects you if the home appraises below the amount specified in your contract. Without one, you may be taking on the risk of covering an appraisal gap yourself. Loan contingency: Protects you if you're unable to obtain the financing specified in your contract. So why would anyone give up those protections? Competition. In a competitive market, the cleanest offer can sometimes win even when it isn't the highest offer. Depending on the property and my buyer's financial position, we may shorten contingency periods or strategically waive a contingency altogether to make an offer more attractive to the seller. But waiving contingencies isn't something I recommend casually. No appraisal contingency? You need to understand your potential appraisal-gap exposure. No loan contingency? You need strong financing and need to understand what happens if your loan falls through. No inspection contingency? You need to understand the risk you're accepting regarding the property's condition. The goal isn't to write the riskiest offer. It's to understand which protections matter for this particular property and where taking a calculated risk could actually help you win. That’s where offer strategy comes in.
