Here are five things to consider while house hunting: 1. Lot size and layout Usable space matters more than lot size alone. Consider the shape of the lot, access for construction, placement of the existing home, and how an ADU could affect privacy and outdoor space. 2. Local ADU requirements California has expanded ADU opportunities significantly, but local requirements and the feasibility of a particular project can still vary. Research the property before assuming you can build what you have in mind. 3. Utility access Water, sewer, and electrical connections can have a major impact on construction costs. A property with relatively straightforward utility access may be much easier to work with. 4. Setbacks and access Where you can physically place an ADU matters.
