
From Renting to Owning: Wai’s Journey to His First Home in Alameda County
Congrats to Wai for purchasing his very first home! 🎉🎉 I met Wai through a close friend of mine, and he told me that he had a terrible experience during his home searching process with his previous real estate agents and was convinced that he just didn’t make enough to afford to own a home. I promised him not to worry, and that I would be with him every step of the way. The challenge that I needed to overcome was making sure the property fit within his tight budget, and that proved to be hard when the span of HOA fees could potentially push a property just out of his range. For 5 months, I pulled down every property in a 10-city radius that was within his pre-approved amount and calculated the monthly cost including the HOA to find out exactly which ones he could afford. We looked at a myriad of properties, including older condos, updated condos, studios, and BMRs. We even came across many condos and HOAs that were undergoing balcony repair issues due to the new law that was put into place. After a few rejected offers and a denied loan, Wai finally secured a place to call his own in Hayward, CA. It was a top floor unit that featured vaulted ceilings and lots of natural light. Location was ideal for him since it was situated perfectly in the halfway point of his work and his friends. The move from renting a small room to owning his own 1-bed 1-bath property brought a lot of light back into his life. He couldn’t thank me enough for helping him achieve his dream that he had almost given up on.
