If you're trying to buy or sell in Concord, the question is always the same: is this a good time? Here's the honest, data-backed answer, straight from the numbers I track weekly as a Concord-based real estate agent.

The snapshot: Median list price is $825,000, with new listings coming in slightly lower at $806,500. Price per square foot is $517. The market has a Market Action Index (MAI) of 48 — solidly in seller's-market territory (30+ signals a seller's market) — but the trend has been cooling, and prices have plateaued rather than climbing.

It's not an even market. Breaking Concord into price quartiles tells the real story. The $800K–$900K segment (mostly 4-bed, 2-bath homes) is moving fast — just 28 days on market, with demand clearly outpacing supply. Compare that to homes above $1.1M, which are taking more than twice as long (63 days), with only about a third of new luxury listings finding buyers. Meanwhile, the $675K–$775K range sits in between, at 42–52 median days.

Pricing discipline matters more than ever. Thirty-nine percent of active Concord listings have already taken a price cut, versus just 2% that have gone up. Add a 15% relist rate — homes pulled and put back on the market, often to reset their "days on market" clock — and the message is clear: buyers are comparing closely, and overpriced homes don't sell, they sit.

If you're selling:

• Price to your specific segment, not the neighborhood average. A $775K home and an $875K home a few blocks apart can move at very different speeds right now.

• Get it right the first time. With 39% of listings already discounting, an overpriced launch signals room to negotiate.

• Know where your home falls. The $800K–$900K tier is the hottest lane in Concord right now.

If you're buying:

• The "seller's market" label doesn't mean zero leverage — inventory has held steady and prices have flattened.

• Watch for relisted homes. A 15% relist rate often points to a motivated seller with room to negotiate.

• Move quickly in the $800K–$900K range specifically — that segment isn't sitting long enough to think it over.

Days on market at a glance: Average is 72 days; median is 49. The gap tells you that a handful of overpriced or hard-to-sell listings are skewing the average, while a well-priced typical home moves in under seven weeks.

Concord remains a seller's market overall, but the advantage isn't distributed evenly — it depends heavily on price point and how the home is priced from day one.
