Houses Win. Condos Wait.

What the numbers actually say

Inman ran an analysis this month comparing the long-run cost of buying versus renting across U.S. metros, using Zillow and census data. Under its base assumptions (live there 11 years, keep the down payment in a low-yield account if renting, and spend rather than invest any monthly savings), buying a house came out ahead of renting in almost every market. Buying a condo did not.The reason is costs renters never see. Since mid-2022 the monthly cost of owning a typical condo rose roughly twice as fast as apartment rents. Mortgage rates did most of that, but rising HOA dues and insurance did a real share of it.•       Buying a house beats renting one: 90 of 97 metros•       Buying a condo beats renting an apartment: 35 of 79 metros•       Same condo math, renter invests savings at 7%: 5 of 79 metros•       Condo buyer stays 15 years instead of 11: 61 of 79 metrosSource: Inman analysis, October 13, 2026. Our market already shows the split

A companion Inman piece found condos nationally now take about 73 days to go pending versus about 51 for houses, and condo values rose only 1 percent over four years while houses rose 6 percent. The cause was not fewer buyers. It was more condo owners listing.Central Contra Costa County’s most recent 30 days of sales line up with that pattern, with one twist worth noticing.

Source: Central Contra Costa market update, September 2026 (MLS-based, published by a local agent). Covers the Walnut Creek, Pleasant Hill, Concord area broadly, not each city separately. The twist is townhouses. They are selling as fast as houses. Buyers appear to treat a townhouse with its own entry and garage more like a house than a condo, which matters if you own one.County-wide, condos also sat longer this summer: 45 days to contract in July versus 28 for single-family homes, per county trend data. Inventory is up too. One weekly tracker shows about 1,177 active listings in the county now against roughly 845 a year ago. More choice for buyers means less room for a casually priced listing.

Where the opportunity sits for sellers

I do not have clean city-level condo and rent data for each of these seven towns this month, so read these as positioning, not forecasts. They are based on what each market’s housing stock looks like and how the buy-versus-rent math lands on it.

Walnut Creek · Two markets in one zip code

Opportunity: single-family and townhomes near downtown and BARTDetached homes in Parkmead, Northgate and Saranap sit squarely on the winning side of the math. Rossmoor and the downtown condo stock are the opposite. Recent Rossmoor listings show repeated price cuts in the 5 to 15 percent range. If you own a Rossmoor unit, the edge goes to sellers who price right on day one, not the ones who test the market.

Pleasant Hill · The value house

Opportunity: move-in-ready single-family homesPleasant Hill offers detached homes close to Walnut Creek, Pleasant Hill/Contra Costa Centre BART and Highway 680. That fits the buyer the Inman numbers favor: someone who plans to own long enough for equity to beat rent. A clean, updated home here has a strong case to make.

Concord · Where renters become owners

Opportunity: entry-level single-family and townhomesConcord has the largest renter pool of the central cities, and those renters are the people this kind of calculator is built for. A house or townhouse that a renter can see as an upgrade from a two-bedroom apartment is well placed. Condo owners here face the most competition from rentals and from each other, so preparation and pricing carry more weight.

Danville · Long-horizon buyers

Opportunity: larger detached homesDanville housing is mostly larger detached homes on established lots along the I-680 corridor. The Inman data shows the math improves the longer an owner stays, and detached homes are where that advantage is clearest. That supports sellers. The caution is price: at Danville price points, a few percent of overpricing is a large dollar gap, and buyers now have more listings to compare.

San Ramon · Watch the HOA line

Opportunity: detached homes; plan ahead for HOA communitiesMuch of San Ramon sits inside planned communities with HOAs. Dues and insurance are the exact costs that hurt condo math in the Inman study. Detached homes with modest dues compete well. If your dues have climbed, expect buyers to run the numbers, and have the HOA budget, reserves and insurance details ready before you list.

Hercules · Price discipline, not hope

Opportunity: priced-right townhomes and detached homesHercules has a heavy share of townhomes and condos, and the source data here does not support an upbeat read. Buyers in this range are payment-sensitive and will compare against renting. Sellers who price to the most recent closed sales, not the high-water mark, are the ones getting offers.

Pinole · Timing matters here

Opportunity: single-family homes before the winter slowdownPinole is one of the more affordable detached-home options in the area, which keeps it on the buyer’s list. That said, the data does not support aggressive pricing. If you plan to sell in the next six months, listing before the holidays with a realistic number is the cleaner path than waiting to see what spring brings. The buyer for your home is running a buy-versus-rent calculation whether you know it or not. Your job is to win it.WHAT TO DO

Four moves sellers should make now

1.       Know which side of the math you are on. Detached homes and well-located townhomes have the strongest buyer case right now. Condo owners need sharper pricing and better preparation to compete.2.      Put the HOA facts up front. If you own in an HOA, gather dues history, reserve study and the master insurance policy before you list. Rising dues and insurance are the costs buyers are most worried about. Surprises late in escrow kill deals.3.      Price to the last 30 days, not last spring. Inventory is higher than a year ago. A listing that sits picks up price cuts, and the Rossmoor examples show how fast that adds up.4.      Sell the long stay. The study shows the math improves sharply the longer a buyer stays. Marketing that shows layout, storage, lot use, commute times and transit access helps a buyer picture a long stay, which is where owning clearly wins.ALLURE REAL ESTATE
