Affordability Is Improving Nationally. Here's the Real Story for East Bay Sellers.

Affordability is improving nationally, and Oakland metro (which covers Contra Costa County) posted the second biggest improvement of any major U.S. metro. Income needed for a typical starter home here fell 6% year over year to $162,765.

That sounds like a win, but read closer. It's still double the national figure, and it eats 35% of area income, above the 30% affordability line. Only 26.9% of Oakland metro starter listings are actually affordable to a median earner.

Redfin reports this at the metro level only, not by city. Here's my read on what it means locally:

Hercules, Pinole: This is where our actual starter home inventory lives, and where the widest pool of qualified buyers sits right now. They're stretched and, per Redfin, uninterested in fixer uppers. Move in ready condition sells faster than a price cut.

Walnut Creek, Pleasant Hill, Concord: The move up step for anyone who bought entry level years ago and built equity. As affordability eases at the bottom, move up buyers get freed to act.

Danville, San Ramon: Untouched by this story. Price growth here is driven by affluent buyers who were never income constrained, and that demand hasn't shifted.

Honest take: this is a buyer's story, not a reason to raise your asking price. It just means more qualified buyers are showing up at the entry level, and pickier ones at that.
