The numbers from this market keep surprising even me. San Francisco now has more homes in contract than homes for sale. 86.4% of houses are selling over asking. A Presidio Heights home just closed nearly $4 million above its list price. And while condos cool off across the Bay Area, San Francisco condos are up 22%.

Come tour this one with me! 🏡

I walked through this charming Bernal Heights property and had to share it with you. The main home is full of character, and what really makes it special is the ADU, a flexible bonus space perfect for extended family, guests, rental income or a dedicated home office. 🔑

Bernal Heights continues to be one of San Francisco's most beloved neighborhoods, and homes with this kind of versatility are a rare find.

Buying your first home can feel overwhelming when you don't know where to start. Rebecca came to me knowing little about the process, and together we walked through every step, from spotting hidden defects to setting the right offer. Now she is in a home she loves. That is what a true partnership looks like.

This building used to be an IHOP. Now it is one of the best Chinese tables on the Peninsula.

Treasure on El Camino Real in Belmont. Plain from the outside, and then you walk in and there is a hallway glowing with Chinese poetry in neon 🦆

The Peking duck is the reason to come. Lacquered, carved tableside, served with cucumber, scallion and sweet sauce. Pro tip: you have to preorder it, and doing that also gets you a reservation for a smaller party. Otherwise they only book groups of six or more.

Also excellent: steamed scallops with garlic and glass noodles, black pepper beef and a seafood claypot that kept getting passed around the table.

The Peninsula keeps getting better, and Belmont is quietly part of that story.

Hi! Janice Lee here 👋

Across the country, the housing market is quietly handing power back to buyers. In San Francisco, the opposite is happening 🏙️

This city didn't get the memo. While buyers hold the advantage in most of the largest markets in the United States, here sellers are still firmly in control. Homes are moving fast and often far above asking, and in July buyers paid a record overbid on average, the highest in at least 21 years according to Compass 📈

Why? Inventory is near historic lows while demand from the AI boom keeps pouring in. High paying jobs are arriving faster than the city can build, and the office market is recovering faster than any other major market in the country. When that much money meets that few homes, prices move in one direction 🤖

Swipe through for the full breakdown of where the market stands right now.

If you own here and have wondered whether this is your moment, it is worth a real conversation. Let's talk.

Hi! Janice Lee here 👋

Two years ago, downtown San Francisco was the symbol of a market in trouble. That story has quietly changed 🏙️

San Francisco just posted one of the biggest office vacancy drops in the country, with millions of square feet leased this year, according to CBRE 📊 And a record amount of space is still being searched for, much of it from AI companies looking right now 🤖

But offices do not buy homes. The people inside them do. That means high paying jobs arriving in a city that is not building enough housing to absorb them 🏡

Demand is arriving faster than inventory, and that imbalance is what moves prices 📈 If you have been waiting for the right moment to sell, the conditions are unusual.

Curious what your home is worth in this market? Let's talk.

Hi! Janice Lee here 👋

If you are buying a home, there is a good chance you have run into three little letters that quietly add to your monthly payment: PMI 🏡

PMI stands for Private Mortgage Insurance, an extra monthly cost some buyers pay on top of their mortgage. Here is the catch... it protects the lender, not you 📋

You pay it when your down payment is under 20%, because lenders see that loan as higher risk. On a large San Francisco loan, that can add real money to your monthly payment 💰

The good news? PMI is not forever. Once you build enough equity you can request to remove it and lower what you pay each month ✨

Swipe through for what PMI is, why you might be paying it, and how to avoid or remove it.

Not sure if PMI applies to you? Let's talk.

Sometimes the best meals are the ones you stumble into.

Our Family Table in Downtown Berkeley, steps from the BART station. Northern Chinese cooking, red lanterns at the door and a family behind every dish 🥟

The hand pulled wide noodles in beef broth are the signature and now I understand why. Deep broth, tender beef and noodles with real chew. Add soup dumplings and pan fried dumplings with that golden crust and you have a very good afternoon.

They opened this year and the room was already full. Good sign.

Daly City does not always get the credit it deserves and then you walk into Koi Palace.

This place has been setting the dim sum standard in the Bay Area since the nineties and one bite tells you why. Xiao long bao served one per spoon so nothing spills, pan fried buns with sesame, chicken feet in black bean sauce and a plate of beef chow fun that vanished before I could photograph it twice 🥟

Go early or call ahead. The weekend wait is real and it is worth every minute.

Days like this are part of why I love working in Daly City. Strong community, incredible food and homes that still make sense compared to central San Francisco.

Hi! Janice Lee here 👋

The San Francisco housing market just posted some eye opening Q2 numbers 📊

The median single family home hit $2.15 million, up 22.2% from a year ago 📈 Inventory got cut nearly in half... just 115 single family homes available in the entire city. And almost 85% of homes sold above asking, with the average selling 25% over list price 🏡

Homes are moving in a median of 12 days ⚡ But here is what most agents won't tell you: that 22.2% jump reflects what kind of homes sold this quarter, not that every home appreciated 22%. The median can shift with size, location and quality. Real context matters when you are pricing your home 💪

Saturday mornings in North Beach hit different.

Come walk with me through the North Beach Farmers Market, where local farms, live music, fresh flowers and the friendliest vendors in the city come together on one charming block. Smaller than the Ferry Building, but every bit as special.

This is the kind of neighborhood moment that makes you fall in love with where you live.

The price tag is just the beginning. 🏙️

When you're buying a home in San Francisco, the purchase price is only part of the picture. There's the down payment, usually your biggest upfront cost. Closing costs that run 2% to 5% of the loan. Inspections and appraisal fees paid before you close. And the ongoing costs like property taxes, insurance, and HOA dues every month.

Knowing the full picture upfront is what keeps you confident and in control. No surprises, just a clear plan.

Thinking about buying? Let's build a real budget that fits your goals.

Why does the choice of neighborhood matter so much when buying in San Francisco?

Janice’s answer

Because two homes at the same price can offer completely different lives. In the Inner Sunset, fog and Muni access may matter most; in Noe Valley, parking and a steep block can change daily routines; in Mission Bay, HOA dues can reshape the monthly cost. I help buyers compare the tradeoffs they’ll actually feel after move-in, given my understanding of the different neighborhoods in San Francisco, not just the listing price.

Are there Cantonese or Mandarin-speaking REALTORS® in San Francisco and San Mateo County?

Janice’s answer

Yes, and it matters most in disclosure review and negotiation, where one misread clause is expensive. Buyers and sellers who think in another language tend to make calmer decisions when the explanation arrives in it. My team speaks Cantonese, Mandarin and Spanish, and serves San Francisco along with San Carlos, Millbrae, Burlingame and Daly City.
