It is a lifestyle, commute, privacy, family—and increasingly, time—decision.I’ve spent more than 25 years selling real estate across both San Francisco and the Silicon Valley Peninsula, and I’ve personally lived in both. One thing I tell executives considering a move is simple:Don’t start with the house. Start with the life you want the house to support. What does your typical tuesday look like?

San Francisco or the Peninsula?

San Francisco remains compelling for executives who value an urban lifestyle, restaurants, culture, walkability and proximity to the city’s business and social ecosystem.But many executives eventually begin looking south when their priorities shift toward space, privacy, larger lots, schools, outdoor living and easier access to Silicon Valley.That is where communities such as Burlingame, Hillsborough, San Mateo, Palo Alto and Atherton enter the conversation.The right answer depends on where you work, how often you commute, whether you travel frequently, your family’s needs and what you actually want your daily life to look like.

Burlingame: Lifestyle + Convenience

Burlingame is one of my favorite transitions for buyers coming from San Francisco because you don’t have to completely give up an urban lifestyle.You can have a single-family home, yard and neighborhood environment while remaining close to restaurants, shopping, Caltrain, SFO and major commute routes.For executives splitting time between San Francisco and Silicon Valley, its central Peninsula location can be particularly compelling.

Hillsborough: Space + Privacy

For buyers prioritizing privacy, larger properties and a more residential environment, Hillsborough is a completely different proposition.There is no traditional downtown within Hillsborough itself. That is part of the point.The town is almost entirely residential, characterized by larger lots, winding roads, mature landscaping and substantial single-family homes. Burlingame and San Mateo provide nearby restaurants, shopping and everyday amenities.Hillsborough can be particularly attractive to executives who want their home to feel like a retreat while remaining connected to San Francisco and Silicon Valley.

Palo Alto: Silicon Valley at Your Doorstep

For executives whose professional lives are centered farther south, Palo Alto offers something different: proximity to the heart of Silicon Valley combined with established neighborhoods, restaurants, shopping and the Stanford ecosystem.The trade-off can be significant home prices relative to lot and house size. Buyers moving from San Francisco are sometimes surprised by how differently value is measured from one Peninsula community to another.

Atherton: Privacy at Another Level

Atherton is often considered by buyers whose priorities begin with privacy, land and estate-scale living.At this level, however, purchasing real estate becomes highly property-specific. Lot orientation, privacy, street, neighboring properties, renovation potential and replacement cost can matter as much as square footage.That is true throughout the luxury Peninsula market: two homes that look comparable on paper may be very different investments.

The Commute Is Only One Part of the Decision

Executives sometimes begin their search by asking, “How close is this to my office?”I think the better question is:How does this location work for the way my life is actually structured?Your company may change. Your office may change. You may work from home several days a week. Your children’s schools, airport access, social life and daily routines may ultimately affect your quality of life more than shaving ten minutes from a commute.

My Advice to Tech Executives Relocating Within the Bay Area

Do not choose a Peninsula city from a spreadsheet.Spend time there. Drive the commute. Walk the downtown. Understand the micro-neighborhoods.
