$7.95 Million for a Brand-New Atherton Contemporary. Open House This Weekend.

28 San Benito Avenue hit the MLS on October 13 at $7,950,000.Brand-new 2026 contemporary. Six en-suite bedrooms, six full baths and one half, about 4,473 square feet of living area on a 0.30-acre lot (13,181 square feet). Detached ADU around 1,100 square feet with two bedrooms and two baths. Owned solar. Heat-pump HVAC. Lutron lighting, Sonos, cameras. Rooftop terrace above the tree canopy. MLS ML82064509. Listing agent Joyce He at BayOne Real Estate Investment Corporation. Open houses Saturday and Sunday, October 17 and 18, from one thirty to four thirty.I am not selling this house. I am reading what a finished Atherton new build asks when it lands under eight million in a town that just printed a $12.25 million median close. That median is from MK Bay Area Pulse for Q3 2026 (July through September closings on MLSListings). Atherton cleared 21 single-family sales at a $12.25 million median, 105.4 percent of original list, nine days on market. Pulse calls that Atherton's strongest city-wide sale-to-list reading across the seven quarters in their series. Thin sample, yes. Directional, yes. Still the number buyers keep citing when they ask what "Atherton money" looks like right now.Seven point nine five sits well under that close median. Against Altos Research's Thursday pull for Atherton (October 15), it looks even more like a different lane. Seventeen actives. Median list price $9.98 million. Median price of new listings near $18.9 million. Market Action Index at 40. Fresh asks on the board are living in the teens and twenties. A $7.95 million finished product is not that conversation. The pocket matters. Syndication puts San Benito in Middlefield to El Camino Atherton. That east-side band is where the town's entry product tends to live. House.expert's trailing mapped sample (mid-October 2025 through early October 2026) put Middlefield to El Camino around a $5.40 million median close, against $10.78 million for Lindenwood and $18.50 million west of El Camino. So $7.95 million is a premium to that east-side middle, and a discount to the townwide close story Pulse just published. Both can be true in the same zip. What you are buying on the listing remarks is turnkey new. Dirt with a plan is a different product. Roof is flat or low-pitch contemporary. Kitchen is Miele and Leicht. Primary opens to a balcony and a spa bath. The ADU is already built. Public records show the same address closed March 4, 2022 for $3.35 million. Four years later the ask is a completed 2026 house at nearly $8 million. That is a rebuild story written into the price. A ranch with hope attached is a different ask.Weekend traffic will tell you something the brochure will not. Seventeen Atherton actives sounds like choice until you cut for finished new construction with an ADU already standing and no planning hangover. Stockbridge last week was the opposite product: $14.99 million for an approved modernist build where the old house is almost beside the point. Oak Grove was a $15 million finished Lindenwood compound. Jerry Rice's old Atherton Avenue custom is still sitting at $35 million. San Benito is the sub-eight turnkey card on a short list.Price per living square foot on the main house alone is about $1,777 before you count the ADU. Altos shows Atherton listing dollars per square foot around $2,043 this week. Different mix of houses, different math. Useful only as a check that this ask is not floating in a vacuum. If you are shopping Atherton this weekend and your number is under ten, walk it. Measure the lot against what west-side acreage buyers expect. Check how the ADU is permitted and rented (or not). Verify what "new construction 2026" means for remaining warranties and final inspections. General information only. This is not legal or construction advice.Sellers watching from the same pocket should notice the sandwich. The town's Q3 closes want twelve-plus. The loudest new asks want eighteen-plus. A correctly finished east-side contemporary under eight is trying to catch buyers who want Atherton without writing the median check. That is a real buyer. It is also a buyer who will walk if the lot feels tight or the finish quality does not match the year on the permit.Seven nine five is not a bargain because Atherton is soft. Atherton is not soft on Pulse's Q3 read. It is a specific bet that finished new on a third of an acre still clears when the town's median close lives four million higher. Saturday and Sunday are where that bet meets feet on the property.Michael Williams is a Bay Area agent with Golden Gate Luxury (Turbohome Inc).
