$14.99 Million for an Atherton Lot With Permits. The Old House Is Almost Beside the Point.

123 Stockbridge Avenue listed on October 6 at $14,990,000.Read that again if you have to. The pitch is not a finished mansion. The San Francisco MLS listing (426167967) says the Town of Atherton Building and Planning departments already approved a modernist build on 1.157 flat, usable acres. The marketing square footage is the planned house: about 15,000 square feet, nine bedrooms, a pile of baths. Agent of record is Alana Shi with Andersen, Jung & Co.Public records show the same address closed November 12, 2025 for $9.5 million. Eleven months later it is back on the board nearly $5.5 million higher, with entitlements attached. The old improvement sitting on the lot today is a different animal (public record still shows a 1930s-era house around 2,830 square feet). Atherton dirt buyers already know the split. Most of the ask is for the right to build what the town signed off on, not for the ranch that is still standing.Same week Atherton also has the Jerry Rice estate at 267 Atherton Avenue asking $35 million and a Lindenwood manor on Oak Grove at $15 million. Stockbridge is a different lane. Flat rectangle. Fully approved. Ready when the buyer's architect and GC are ready.Altos Research's Atherton single-family snapshot for Wednesday, October 14, 2026 puts median list price at $9.98 million with 17 actives on the board. Market Action Index is 40, still a slight seller's edge, though softer than last month's 44. Median price of new listings this week is about $18.9 million. Median days on market is 21. That is the backdrop when someone asks $14.99 million for approved dirt in West Atherton.I work Peninsula and Bay Area deals through Turbohome Inc (DRE #01780513). Golden Gate Luxury is not Golden Gate Sotheby's. Numbers here come from the MLS listing, public sale history, and Altos. Permits, plan sets, and what actually gets built still need their own verification with the town and your own counsel. This is general market talk, not legal advice and not a solicitation on any specific listing. If you are shopping Atherton for a custom build rather than a turnkey estate, start with the approval packet, not the rendering. Two more details matter if you end up at the table. The listing sits in West Atherton, where deals tend to turn on lot quality and privacy more than anything else. Flat, usable land is the scarce piece there. Buyers pay for a buildable rectangle with the hard part already handled, not for a view or a hillside puzzle.Timing is the other piece. Entitlements do not live forever, and towns revisit their standards. If the plans and approvals are what you are buying, pull the file early. Confirm what carries over, what expires, and what a redesign would cost if your tastes run different from the approved set. You are buying dirt and paperwork in the same escrow. Also worth noting: the $9.5 million November sale was itself a big number for Atherton. Whoever bought then did not sit still. Eleven months of carrying costs, design work, and town process turned into a re-list with a story attached. That is a bet on Atherton holding firm while rates do whatever they do. The next owner is skipping straight to construction if the numbers still work. Also on Medium: https://medium.com/@michael_30207/14-99-million-for-an-atherton-lot-with-permits-the-old-house-is-almost-beside-the-point-618c3dba04ee
