A joint venture of TMG Partners, Grove Real Estate Partners and an affiliate of Lone Star Real Estate Fund VII LP has acquired a 2.2 million-square-foot portfolio of R&D assets spread across six campuses in Silicon Valley. Washington Holdings was the seller, and the price wasn't disclosed.The scale is big. The portfolio covers 50 buildings on 140 acres, and the new owners call it the largest institutionally owned portfolio of Class A, mostly single-story R&D properties in Silicon Valley.Where These Campuses Are
All six sit within about 5 miles of each other in the Golden Triangle across Santa Clara, San Jose and Milpitas. A few worth knowing:Santa Clara: Mission Park R&D is a 12-building campus on 33 acres, and it sits next to the NVIDIA, Intel and Oracle campuses. Mission Park also has a data center, a hotel and a retail center, so it runs like a small business district.Milpitas: TasmanTech Center is the largest piece at 736,756 square feet, with 14 buildings on 47 acres.North San Jose: Montague Square sits at Montague Expressway and North First Street, steps from the Orchard VTA light rail station. These buildings aren't sitting empty. The portfolio is 87 percent leased to 63 tenants in semiconductors, medical devices, telecom, data security and AI.The bigger trend is AI.
