Buy Your Castro Valley Home with Less Than 20% Down and CalHFA Assistance

🏡 **Do you really need 20% down to buy your first home in Castro Valley?** No—and this is one of the biggest misconceptions I hear from first-time buyers. Let’s use an **$850,000 Castro Valley home** as a simple example. A traditional 20% down payment would be: 💰 **$170,000** That number alone can make someone earning a good income think homeownership here is impossible. But 20% down is **one financing strategy—not a requirement for every mortgage.** Here are a few things worth understanding before you count yourself out: **1️⃣ Less than 20% down is possible.** Depending on the loan program and your qualifications, conventional and FHA financing can allow substantially smaller down payments. The tradeoff? A smaller down payment usually means a larger loan balance, and you may also have mortgage insurance. So the goal shouldn't simply be **“How little can I put down?”** The better question is: **“What down payment gives me the best combination of cash remaining after closing and a monthly payment I can comfortably afford?”** That’s a much smarter conversation. **2️⃣ Down-payment assistance may help qualified buyers.** California Housing Finance Agency programs such as **CalHFA MyHome** can provide eligible first-time buyers with assistance toward their down payment and/or closing costs. Depending on the qualifying CalHFA first mortgage, assistance can be up to **3% with conventional financing or 3.5% with eligible government financing**, subject to program limits and underwriting. On an $850,000 purchase, 3% would equal: 👉 **$25,500** Again, that doesn't mean every buyer or every $850,000 transaction qualifies. It shows why you shouldn't automatically assume the entire down payment has to come from your savings. **3️⃣ You may earn more than you think and still qualify for certain programs.** This one surprises people. The current CalHFA income limit for Alameda County is **$322,000**, effective June 30, 2026, for the applicable CalHFA first and subordinate mortgage programs. That doesn't mean a household earning $322,000 automatically qualifies.
