If you ask me what a home costs in Castro Valley right now, I can give you the quick answer: the latest published median sale price is $1,154,236. That's for August 2026, the most recent complete month. It was up 2.3% from a year ago. Redfin recorded 115 sales and a median 15 days on market. We don't have a complete September median yet.
But if you're about to buy or sell, I wouldn't stop at that number. I've walked enough Castro Valley homes to know that two houses a few minutes apart can have very different prices—and very different reasons behind them.
What the Castro Valley micro markets are showing
These are reported median closed-sale prices for all home types in different parts of Castro Valley. Most cover the three months ending August. The sales count is for August alone, so a neighborhood with four or five sales deserves a closer look before you draw a conclusion.

That's a big spread. It doesn't mean you can take the price in one row and put it on every home in that area. These medians mix condos, townhomes, and detached houses. The boundaries and the homes that happened to sell matter too. I would start with the type of home you want, then narrow it down by location, size, condition, and what you can actually use.
Let's look at homes that closed
Here are a few reported sales through September 23. I picked them to show what buyers paid in different segments. This is a market snapshot, not a ready-made appraisal for your house.

20115 Redwood Rd #7 — 2 beds, 2.5 baths, 866 sq. ft. Sept. 21, $612,888 Closed below its $625,000 asking price after 52 days on market.
10160 Crow Canyon Rd — 2 beds, 1 bath, 1,092 sq. ft. Sept. 21, $1,080,000 Spent a reported 55 days on market, then closed above its $999,000 asking price.
5034 Rahlves Dr — 3 beds, 2 baths, 1,502 sq. ft. Sept. 18$1,138,500 Closed slightly below its $1,150,000 asking price after 56 days.
18019 Center St — 3 beds, 2 baths, 2,655 sq. ft. Sept. 3$1,550,000 A much larger detached home.
22024 E Lyndon Loop — 4 beds, 3 baths, 2,379 sq. ft. Aug. 19 $1,350,000 A Palomares Hills townhome; compare it with similar homes, not a small detached starter home.
The Crow Canyon and Rahlves sales are a reminder to slow down before labeling a listing. Both spent well over two weeks on the market. One closed above ask; the other closed below. The number of days didn't tell the whole story.

What if a Castro Valley home is still for sale after 14 days?
I'd pay attention, but I wouldn't jump straight to “something's wrong.” Zillow's 14 days is its August median time to pending. Redfin's August median days on market was 15. They measure the market differently, and neither figure is an expiration date for a listing.
Here is what I would want to know: What do the disclosures say? What would the next owner have to spend after closing? How does the asking price compare with homes a buyer would actually consider instead? Did the seller change the price or address any concerns? Is there something about the property that limits financing or appeals to a smaller group of buyers?
Sometimes those answers uncover a real opportunity. Sometimes they explain why buyers have hesitated. Either way, you need the facts before you decide what to offer—or how to price your own home.
My straight answer for September 23
The latest citywide median is about $1.15 million, but the right number for a specific home comes from nearby closed sales that match its type, size, condition, and location. September closings show there is still activity across very different price points. They also show that a home taking longer to sell is a story worth investigating, not an automatic bargain.
