Run the numbers.Because the answer may be better than you think.What Healthcare Professionals Ask Me Before MovingThese are the conversations I think matter most.“How close am I to work?”For healthcare workers, proximity isn’t just convenience.It’s sleep.Before we start touring homes, I want to know your facility and your normal shifts. Then we can evaluate neighborhoods based on realistic commute patterns instead of simply drawing a circle around a hospital.“What about coming home after a night shift?”This deserves more attention than it normally gets.Rather than telling someone that a neighborhood is simply “safe,” I want buyers to look at actual conditions and recent crime information.The Elk Grove Police Department publishes a public Safety Dashboard and crime mapping resources that buyers can review down to specific areas.That’s a much better conversation than me simply saying, “Don’t worry, this neighborhood is safe.”“Can I actually afford a house here?”Maybe.And that’s the point.We shouldn’t assume either way.We’ll look at your income, debt, down payment, current housing situation, available equity and comfortable monthly payment — not the maximum amount somebody says you can qualify for.Those are two completely different numbers.The goal isn’t to become house-rich and life-poor.The goal is to create a better life.“What about my kids?”This is a big one for my own family, too.Elk Grove Unified is a large district serving roughly 65,000 students, and it offers traditional schools along with college and career pathways, advanced coursework and other specialized programs.But here’s something I tell parents:Don’t buy a house based solely on an online school rating.Research the actual assigned school.Look at programs.Look at boundaries.Look at what matters specifically for your child.Then decide whether the home and school combination works for your family.The Part I’m Not Going to SugarcoatI’m not going to tell you moving from the Bay Area to Elk Grove is right for everybody.It isn’t.If your job still requires you to commute regularly to a Bay Area hospital, we need to have a serious conversation about what that drive does to your quality of life.A cheaper or bigger house isn’t automatically a better decision if you’re giving back three hours of your day sitting in traffic.And if you’re early in your career and your professional network, specialty or next opportunity is concentrated somewhere else, that matters too.Real estate should support your life.
