School-rating websites can be useful starting points. GreatSchools publishes school ratings and connects them to nearby homes, while Niche currently gives Elk Grove Unified an A overall grade and ranks it second among Sacramento County school districts in its 2026 ranking methodology.

Those websites can help you discover schools.

They should not make the home-buying decision for you.

A better question is:

“What evidence should I compare before I choose a home around a school?”

Don't Let One Score Make a Six-Figure Decision

A one-to-ten rating is easy to understand.

That's exactly why buyers can give it too much power.

A family may care about academic performance, student growth, advanced coursework, support for a student with an IEP, an International Baccalaureate program, career education, school climate, arts, athletics, language support or the school calendar.

A single number cannot represent every family's priorities at the same time.

GreatSchools says its ratings draw on official data and other measures, while Niche says its rankings combine data and reviews. They are useful lenses, but they are different lenses.

Use a rating to create questions, not to end your research.

Build an Objective School-Research Stack

California gives parents a stronger second layer through the California School Dashboard and the California Department of Education, which provide official school and district accountability and performance information.

Then go school-specific.

EGUSD currently publishes 2025–26 School Accountability Report Cards, or SARCs, for individual schools. It also publishes 2026–27 School Site Local Control Accountability Plan summaries, which describe school-level goals and improvement priorities.

A smart research stack looks like this:

California School Dashboard → SARC → School Site LCAP → school website/program pages → direct conversation with the school.

That takes longer than reading one rating.

It is also much closer to actual due diligence.

Match the Program to the Child

EGUSD is not one interchangeable collection of campuses.

The district lists Gifted and Talented Education, Honors and Advanced Placement opportunities, and International Baccalaureate programming among its student options. Laguna Creek High School offers the IB Diploma Programme, while Harriet Eddy Middle School offers the IB Middle Years Programme.

EGUSD's College and Career Connections program also reports more than 60 career-themed academies and pathways across its comprehensive high schools.

For a teenager, therefore, useful home-search questions might be:

What high school offers the pathway my student wants?

What courses are offered?

What are the eligibility or enrollment requirements?

Does the resident school fit the student's academic and career interests?

Those answers can matter considerably more to your family than arguing over whether an online rating of eight is acceptable compared with a nine.

Turn School Research Into a Better Home Search

Before looking seriously at houses, define your family's top three education priorities.

Keep them concrete.

One family might prioritize a particular academic program, a preferred calendar and a manageable commute.

Another might prioritize student support, advanced coursework and proximity to relatives who help with childcare.

Then identify several schools that appear to fit those needs instead of locking onto one school immediately.

After that, start testing actual property addresses through EGUSD's School Site Locator, because resident-school assignment is based on the home address. And remember: EGUSD says even the resident-school assignment does not guarantee placement there if the school or grade reaches capacity.

Now put the education research next to the real-estate research:

School fit + verified assignment + capacity + commute + house + payment + neighborhood logistics.

Suddenly, the home with the highest online school rating may not automatically be the best fit.

And that is the point.

Ask a Better Question

There is nothing wrong with asking whether Elk Grove offers strong school options.

The problem is outsourcing your family's definition of “good” to an algorithm.

Use GreatSchools and Niche to discover possibilities. Use California and EGUSD as primary factual sources. Then decide which programs, logistics and outcomes matter to your child.
