What the Buyer Sees

A buyer walks through the front door and starts evaluating. They're looking at the floor plan.Is the kitchen big enough? Can we fit our furniture here? How much natural light does this room get? What would we change?Does this home fit our lifestyle? They may notice the countertops, flooring, paint colors, backyard, storage and updates. They're imagining what could happen here. They're picturing their future. And that's exactly what they should be doing. But as a real estate agent, my job is to help them look beyond the pretty finishes and the initial excitement.

My Goal for Buyers: Does It Check 90% of Your Boxes?

When I'm working with buyers, one of the questions I come back to is:Does this home check about 90% of your boxes?Because the reality is, there probably isn't going to be a perfect home. There will almost always be something you wish were different.Maybe you want a bigger backyard.Maybe you wish the kitchen had a different layout.Maybe you'd love one more bathroom or a little more storage. Those things can be negotiable. But I go into the nitty gritty with my buyers because I don't want them to fall in love with a house only to realize six months or two years later that it doesn't actually work for their life.Does the floor plan make sense for your family? Will you outgrow the home quickly?Does the bedroom configuration work for your kids?Is there enough storage? How will the laundry situation work?Where will everyone drop their backpacks, shoes and everyday stuff?Does the location make sense for your commute and lifestyle? What happens as your family grows or your needs change? These aren't always the things that make a home look beautiful on Instagram. But they're the things that can make a home function beautifully—or not at all.My goal isn't to talk you into a house. It's to help you make a decision that you're going to feel good about years from now.

What the Seller Sees

Now, put yourself in the seller's shoes. The seller walks into that same kitchen and remembers making breakfast on a busy school morning. They walk into the living room and remember the birthday parties. They see the hallway and remember little feet running through the house. They remember the first Christmas there. The celebrations. The hard days. The late nights. The laughter. The dancing. The milestones. The people who walked through those doors. The babies who grew there. The ordinary moments that didn't seem significant at the time—but somehow became the memories they cherish the most.A buyer sees square footage. A seller sees a chapter of their life. That's why selling a home can be so emotional. And I've experienced this firsthand. When my family sold our first home, I found myself reminiscing constantly. That house wasn't just where we lived. It was where our family grew and where so many of our favorite memories happened. It was where we celebrated birthdays and milestones. It was where we welcomed Dax.It was where we laughed, danced and made memories that I know we'll carry with us forever. So when it was time to sell, I understood something on a much deeper level:Selling a home isn't always about letting go of a property. Sometimes it's about letting go of a chapter. And here's the funny part…I was my own real estate agent. 😂I had to remind myself of the same things I remind my clients. The goal isn't to erase the memories. The goal is to recognize that those memories aren't actually inside the walls. You take them with you.

As real estate agents, We Wear A Lot of Hats

This is one of the things I love most about what we do.As real estate agents, we don't get to wear just one hat.For buyers, we're part strategist, part investigator, part negotiator and sometimes the person asking the questions they didn't even think to ask.For sellers, we're part marketer, part negotiator, part problem-solver and, honestly, sometimes part therapist. 😂We have to be able to step back and look at the transaction objectively while also understanding the very real emotions attached to it.Because buying and selling a home is a huge decision. It's not just about numbers. It's where you live. It's where your kids grow up.It's where you build your routines, celebrate milestones and create memories. That's why we navigate both sides. We put on the different hats because our job is to serve our clients to the best of our abilities—not simply to get a transaction closed.

It's More Than a Transaction

Whether I'm helping you buy or sell, I want you to feel like you have someone in your corner who is looking at the bigger picture. For my buyers, that means asking the hard questions and making sure we're not just chasing a beautiful house, but finding a home that actually works for your life. For my sellers, that means understanding that you're not just selling walls and countertops. You're closing a chapter that may hold years of memories. And my job is to help you navigate that transition with strategy, honesty and empathy.Because I've been on both sides.I've walked through homes as a real estate agent and seen what buyers see.And I've stood inside my own home as a seller and felt what sellers feel.I've been in your shoes. So when I tell my clients, “I'm riding this wave with you,” I truly mean it.I'll help you prepare for what's next while also honoring everything that came before.Because at the end of the day, you're not just buying or selling a house. You're making one of the biggest decisions of your life—and you deserve someone who understands both the business and the human side of it.And sometimes, you're closing one chapter so you can start writing the next one.I really like the “90% of your boxes” concept as a recurring philosophy in your buyer content, too. It gives you a memorable way to explain that you're not looking for perfect—you're looking for functional, sustainable, and right for their life.
