Martinez became the Contra Costa County seat in 1850 and celebrates 150 years of incorporation in 2026. Its neighborhoods include historic homes, ranch-style properties, hillside residences, condominiums and townhomes.
The latest June 2026 data reported a median listing price of approximately $795,000 and a median sold price of $750,000. There were 119 homes for sale, properties spent a median of 30 days on the market, and homes sold for approximately 100% of asking price.
Location, condition, lot size and housing type can create major price differences. Buyers should study comparable sales, while sellers should price for today’s market.
More Than a Place to Live
Martinez sits along the Carquinez Strait, with a marina, renovated fishing pier and approximately 70 acres of waterfront parkland. The Radke Martinez Regional Shoreline adds trails, picnic areas, sports fields, boating, kayaking and fishing.
The John Muir National Historic Site preserves the naturalist’s Victorian home, orchards and Mount Wanda. Downtown adds restaurants, independent businesses, historic architecture and community events.
Connected to the East Bay
Highway 4 and Interstate 680 provide regional access. The downtown station serves Capitol Corridor and other Amtrak routes, while buses connect with nearby BART stations.
Buyers may find more space or a lower entry price than in some neighboring markets. Sellers can benefit from demand for well-presented homes, but pricing matters. Investors should examine rent, vacancy, expenses and financing before projecting returns.
