CalHFA Down Payment Assistance for Pittsburg, CA: What First-Time Buyers Need to Know in 2026

By Stephanie Velasquez | Rise Group Real Estate | April 2026

California offers two major down payment assistance programs through CalHFA that can dramatically reduce what first-time buyers in Pittsburg need out of pocket — in some cases to as little as $2,000–$3,000. The MyHome Assistance Program covers up to 3% of your purchase price, and the Dream For All Program has offered up to 20% (capped at $150,000) in previous funding rounds. Both are available to buyers in Contra Costa County.

I geek out about these programs because most of my clients have never even heard of them. They assume they need 10–20% down saved up before they can buy, and that's just not true anymore. Let me break down exactly how each one works.

What Is the CalHFA MyHome Assistance Program?

The CalHFA MyHome Assistance Program gives first-time buyers a deferred-payment loan of up to 3% of the purchase price to help cover your down payment and closing costs. "Deferred payment" means you don't make monthly payments on this loan while your first mortgage is active — it's only repaid when you sell, refinance, or pay off the first mortgage.

Here's what that looks like on a real Pittsburg home:

  • Purchase price: $430,000
  • FHA down payment (3.5%): $15,050
  • MyHome assistance (3%): $12,900
  • Your out-of-pocket cost: approximately $2,150

I've spent more than that on moving trucks over the years. This is the program that takes first-time buyers from "someday" to "let's write an offer."

Who Qualifies for CalHFA MyHome?

MyHome has straightforward eligibility requirements, and more people qualify than you'd expect:

  • Must be a first-time homebuyer (haven't owned a home in the last 3 years)
  • Must meet CalHFA income limits for your county — the Contra Costa County limit is currently $316,000 in household income, which is higher than most people realize
  • Must complete a homebuyer education course through an eligible counseling organization
  • Must use a CalHFA-approved lender

Program details and income limits can change, so always verify current terms with a CalHFA-approved lender.

What Is the CalHFA Dream For All Program?

The CalHFA Dream For All Program is the big one — it offers up to 20% of the purchase price (capped at $150,000) for down payment or closing costs. On a $430,000 Pittsburg home, that could mean up to $86,000 in assistance . It's a shared appreciation loan: no monthly payments during the loan term, and when you sell, refinance, or pay off the mortgage, you repay the original amount plus 15–20% of the home's appreciation.

The catch: Dream For All opens in funding rounds, and they go fast. The most recent window closed on March 16, 2026. But this program has reopened multiple times before, and when it does, prepared buyers get in first.

Who Qualifies for Dream For All?

Dream For All has a few additional requirements compared to MyHome:

  • At least one borrower must be a first-generation homebuyer (parents don't currently own a home)
  • All borrowers must be first-time homebuyers
  • At least one borrower must be a current California resident
  • Combined household income must meet CalHFA income limits for the purchase county

The first-generation requirement is the main difference from MyHome — if your parents own a home, Dream For All may not be an option, but MyHome likely still is.

Can I Use Both Programs Together?

You cannot stack MyHome and Dream For All on the same purchase. They're both subordinate loans, and CalHFA structures them as alternatives, not add-ons. The good news: MyHome is available year-round (subject to funding), while Dream For All opens in rounds. So if you miss a Dream For All window, MyHome is still there for you.

How To Apply For CalHFA Assistance In Pittsburg

You don't apply directly to CalHFA — you work through a CalHFA-approved lender. Here's the process:

  • Find a CalHFA-approved lender. Not every lender participates in these programs. Ask specifically about CalHFA experience — you want someone who's done this before and knows the paperwork.
  • Get pre-approved. Your lender will assess your income, credit, and eligibility for both CalHFA programs and your first mortgage (FHA or conventional).
  • Complete homebuyer education. This is required for both programs and takes a few hours. It covers the buying process from start to finish — honestly, it's worth doing even if CalHFA didn't require it.
  • Shop for your home and make an offer. With your pre-approval and CalHFA eligibility confirmed, you're ready to move.

I help my clients connect with CalHFA-experienced lenders all the time — it's one of the first conversations we have.

Frequently Asked Questions

How much money do I need to buy a home in Pittsburg with CalHFA?

With the MyHome program covering up to 3% of the purchase price and an FHA loan requiring 3.5% down, your out-of-pocket cost on a $430,000 home can be as low as $2,000–$3,000 , primarily for closing cost gaps and inspections.

What is the income limit for CalHFA in Contra Costa County?

The current CalHFA income limit for Contra Costa County is $316,000 in household income . This is higher than most buyers expect and covers a wide range of household situations.

Will the Dream For All program reopen in 2026?

The most recent Dream For All application window closed on March 16, 2026. While no new date has been announced, the program has reopened in previous years. The best strategy is to get pre-approved now and stay in touch with a CalHFA-approved lender so you're ready to move when the next window opens.

Do I need perfect credit for CalHFA programs?

No. CalHFA credit score minimums range from 640 to 680 depending on the program: 640 for CalHFA government/FHA loans, 660–680 for conventional and Dream For All (based on income level). FHA loans outside of CalHFA can go as low as 580. If your score is close, a lender can often help you identify quick wins to get you over the threshold.
